    How to Calculate DSCR on a Rental Property

    Computing the Debt Service Coverage Ratio for an investment property is a four-step process. The DSCR calculator above does this automatically, but understanding the math lets you sanity-check your numbers and run scenarios on properties you don’t own yet.

    1. Determine gross rental income. Use actual lease income for occupied properties or a market rent estimate from a licensed appraiser (Form 1007) for vacant ones. Short-term rental income from Airbnb/VRBO is acceptable on many DSCR programs using booking history or a 1007 STR addendum.
    2. Calculate total monthly debt service (PITIA). Add Principal + Interest + property Taxes + Insurance + any HOA dues. For new loans, use the proposed payment based on your purchase scenario.
